UNION STATION LOFTS UNDERWAY AT FORMER GATKE SITE

Officials from the City of Warsaw, Kosciusko County Economic Development Corporation (KEDCO), and Rebar Development joined project partners to celebrate that construction is underway on Union Station Lofts, the mixed-use development at the former Gatke site.

“The transformation of the former Gatke site into Union Station Lofts represents a major milestone for our community,” said City of Warsaw Mayor, Jeff Grose. “This development brings much-needed housing and vibrant commercial space while activating a key corridor that connects our neighborhoods and downtown. We’re proud to partner on this meaningful project that reflects Warsaw’s commitment to thoughtful growth and revitalization.”

Located near the intersection of McKinley Street and Winona Avenue, the former industrial site is being transformed into a $19 million investment and is expected to activate the McKinley Street Ride-Walk corridor.

“Union Station Lofts is exactly the kind of investment that strengthens our community fabric,” said KEDCO CEO, Peggy Friday. “By reimagining this historic industrial site, we’re creating a destination that will serve residents, small businesses, and entrepreneurs alike. It’s a powerful step forward for both our local economy and quality of place.”

The development includes 80 class-A apartment homes with one- and two-bedroom floor plans and three commercial studios totaling 3,306 square feet. The new building will pay homage to the original structures in the area with coordinating brick, architecturally significant details, and industrial-style interior finishes. The Union Station Lofts will have elevated amenities that include a rooftop terrace, work-from-home lounge, resident cafe, state-of-the-art fitness center, bike storage, pet spa, and incredible views of Winona Lake.

The commercial space is expected to include a mix of retail, office, or restaurant space.

“Union Station Lofts is the result of a strong collaboration between local and state partners who share a vision for transforming underutilized spaces into dynamic, livable communities,” said Shelby Bowen of Rebar Development. “We’re excited to bring a new chapter to this historic site—one that has cool architecture, premium amenities, and an extraordinary place to live, work, and visit.”

Union Station Lofts is a public private partnership that includes a $4 million redevelopment tax credit from the Indiana Economic Development Corporation and Northeast Indiana Regional Development Authority. The project revitalizes a blighted area while creating a solution for additional housing to support a growing workforce.

Additionally, through the Orthopedic Industry Retention Initiative (OIRI), housed by OrthoWorx, the project will receive an additional $1.4 million in funding.

“Projects like this are what transform our community, one step at a time,” said OIRI Executive Director, Ryan Christner. “We’re thrilled to see this project come to life and look forward to the positive impact it will have on the community.”

With construction now underway, Union Station Lofts is expected to be complete in the summer of 2026 with pre-leasing opportunities available in early 2026.
